Can I Claim Home Office Expenses as a Business Expense in Canada?

Partially deductible. Employees need a signed T2200 from their employer and can claim only the detailed method (actual costs proportioned to workspace). Self-employed individuals use Form T2125 and may claim rent or mortgage interest, utilities, and maintenance for the portion of the home used exclusively and regularly for business.

What Canada Revenue Agency (CRA) says

CRA allows home office expenses under two conditions: the home must be the principal place of business or used exclusively and regularly for meeting clients/customers. Employees use the detailed method (T2200 required). Self-employed deduct on Form T2125, Part 7. The temporary flat-rate method (CAD 2/day up to CAD 500) was available only for 2020-2022 and is no longer available.

When you can claim

  • Self-employed: home is the principal place of business, deducting proportionate share of rent, utilities, insurance, and mortgage interest
  • Employee with T2200 signed by employer: home office is required as a condition of employment and used more than 50% of time for work
  • Self-employed claiming a dedicated room used exclusively and regularly for client meetings
  • Portion of internet, phone, and cleaning supplies attributable to the workspace

When you cannot claim

  • Employees without a T2200 Declaration of Conditions of Employment from their employer
  • Home office space used for personal purposes in addition to work (fails exclusive-use test for employees)
  • Mortgage principal payments (capital repayment, not an expense)
  • Home office expenses exceeding employment income from that employer

Good to know

Pro tip: Calculate the business-use percentage by dividing the home office area by total home area (or number of rooms). Keep receipts for all home expenses for the year, not just direct office costs, as utilities and maintenance are proportioned across the whole home.
